The building in scope is a 7-story building on 2 levels of underground parking located in downtown Memphis. According to a historical report issued by Michael Sicuro of the Housing & Community Development agency, building appears to have been constructed in circa 1905. The building originally housed a wholesale grocery and candy manufacturer. In 1910, the building became occupied by Memphis Cold Storage Warehouse and was operated as such until circa 1972. The renovations will accommodate a mixed-use residential & retail program including two levels of below grade parking. The overall program will include approximately 74 residential rental units (83,000 SF) and 19,500 SF totaling 102,500 SF of leasable area. Below grade parking should accommodate 67-spaces. Total gross area of the project is approximately 190,000 SF.
To accomplish the desired program, new vertical circulation elements will be added to the south elevation of the building and will penetrate the adjoining 3-story building. Structural modifications of the floor, roof, and foundations of the 3-story structure will be required to accomplish the addition of the new circulation. Genesis’s scope also includes seismic retrofit of existing multi-wythe brick walls. The intention is to preserve existing structural wood and load bearing brick walls with structural retrofit to meet current building code. Genesis is contracted for full engineering service for this project. Estimated completion date to be 2014.
